You typed "SEO companies near me" into Google, and now you have a page of options that all sound roughly the same. Every one of them promises page-one rankings, transparent reporting, and a strategy tailored to your business. So how do you actually choose?
The best filter is asking questions most business owners never think to ask, then listening carefully to what a good agency tells you before you sign anything.
What SEO actually is, and what it isn't
Before you interview a single agency, understand what you are buying. SEO is the practice of shaping your website, content, and online presence so search engines (and now AI answer engines) recommend you when someone searches for what you sell. A significant portion of the work happens behind the scenes: how Google crawls your site, how it interprets the topical authority of your pages, how your business is represented in local data sources.
That invisible nature is the reason SEO gets a bad reputation. You cannot see the work happening the way you can see an ad running. What you can see is whether your rankings, your Search Console traffic, and your calls and form fills are moving in the right direction over months, not days.
SEO is slower than paid advertising, but it is what builds sustainable growth over the long term. If a business needs leads this week, SEO is not the answer, and any agency that tells you otherwise is selling you something.
The AI shift changes what you should be asking
Search is not what it was two years ago. Questions worth asking upfront
Beyond the AI shift, there is a short list of questions I tell prospects to run through in a first call:
- What should success look like for a business like mine, and over what timeline?
- What metrics do you recommend we track, and why those?
- Who on your team will actually be doing the work?
- How much input will you need from me to understand what makes my business different?
- How do you set the strategy, and how will you adjust it as we go?
The last two matter more than most people realize. If an agency does not ask you about your competitors, your service area, or what makes you different, they are running a template. Templates do not win competitive local markets in Conejo Valley or anywhere else where more than a handful of businesses offer the same service.
Contracts, and why six months is not a red flag
Most reputable SEO agencies want a longer-term engagement, usually six to twelve months. Business owners sometimes read that as a trap. It is not. SEO genuinely takes about six months to show meaningful returns, especially for a site that has not been optimized before. An agency willing to promise fast results on a month-to-month arrangement is either padding their pricing to absorb the risk, or planning to churn you before you notice they are not doing much.
What you should push on is transparency. What are they doing each month? What is the reporting cadence? What happens if the numbers are not moving after three or four months? Those are fair questions, and a good agency will have clear answers.
When SEO is not the right answer
Here is the conversation a lot of agencies will not have with you: SEO might not be where your budget belongs right now.

If you need leads immediately, Google Ads or Meta Ads will get you there faster than SEO ever could.
